Mott & Chace Sotheby’s International Realty Sells Bois Doré

Mott & Chace Sotheby’s International Realty is pleased to announce the sale of 115 Narragansett Avenue for $8,990,000. The seller was represented by Judy Chace, Broker/Co-Owner and Kylie McCollough, Sales Associate: both of Mott & Chace Sotheby’s International Realty. Kara Malkovich of Gustave White Sotheby’s International Realty represented the buyer.

Selling for the first time since 2006, the gilded age home was built by renowned New York architect Charles A. Platt. “Bois Doré”, circa 1927, is gracefully sited on four private acres off Bellevue Avenue. Located five blocks from The Breakers, the home is designed in the Louis XVI style boasting a marble foyer entrance. Wrought iron and glass front doors compliment the timeless limestone façade and center the two wings of the home. An 85-foot great hall extends to either side, giving the space a sense of balance and grandeur.

“This historic home is an architectural masterpiece steeped in Newport society,” says Judy Chace about the estate. “We are proud to have represented this iconic famed Newport Mansion.”

The home is adorned with details such as Martin Battersby trompe l’oeil art, a style of painting in which objects are depicted with photographically realistic detail, and the largest ballroom of any private home in Newport.

Kylie McCollough adds, “Once described as one of the last great houses built for Newport, this extraordinary property is a beautiful piece of Rhode Island history. It has been an honor to be a part of this home’s story.”

“A wonderful way to end a year full of exciting real estate,” says Ray Mott, Broker/Co-Owner of Mott & Chace Sotheby’s International Realty. “Thank you to all who have made this a year to remember.”

Mott & Chace Sotheby’s International Realty Lists the Estate That Inspired “The Conjuring” Franchise

Credit: Blueflash Photography

Mott & Chace Sotheby’s International Realty proudly brings 1677 Round Top Road to market. Listed at $1,200,000, the c.1826 home that inspired the horror franchise “The Conjuring” is one of the most well-known haunted houses in the United States. The property is represented by The Blackstone Team of Mott & Chace Sotheby’s International Realty.

Legend has it, the home is haunted by the presence of Bathsheba Sherman, who lived in the house in the 1800’s. To this day, countless happenings have been reported. The chilling stories, incidents, and recollections of residents and visitors of the property have been told in dozens of media productions including books, movies, and television shows.

The critically acclaimed original movie was based on accounts taken from inhabitants of this fourteen-room farmhouse. Many qualified paranormal researchers have been invited into the home – most famously Ed and Lorraine Warren, who founded the oldest ghost hunting team in New England. In the 1970’s, the Warrens were hired to rid the home of its evil. They have confirmed that the events depicted in “The Conjuring” franchise did transpire.

Currently, the full functioning restored farmhouse in Harrisville is rented overnight to paranormal researchers, ghost hunters, and folks of the like. Day events, tours, and live streams comprise the numerous ways that the sellers have created an income-producing property. The true potential though is awaiting the next caretakers.

“This is the power of the Sotheby’s Brand,” says Ben Kean, Junior Partner and Sales Associate of The Blackstone Team. “Representing and marketing this type of property takes a professional with experience and expertise.”

According to Ray Mott, Broker/Co-Owner of Mott & Chace Sotheby’s International Realty, “1677 Round Top Road is a property with such a fascinating background, and we are pleased to have listed this interesting home.”

Agents of Mott & Chace Sotheby’s International Realty, some of the most consistently recognized high-end specialists in the luxury market, value the unique.

“The “Conjuring” estate is an intriguing offering in northern Rhode Island. We are happy that The Blackstone Team has listed this property with such noteworthy historical significance,” adds Judy Chace, Broker/Co-Owner of Mott & Chace Sotheby’s International Realty.

Ben Gugliemi, Sales Associate of The Blackstone Team adds, “We are thrilled to be selected to represent this historic one-of-a-kind property.”

Located on eight acres, the home is just over 3,000 square feet and features three bedrooms and one- and one-half bathrooms. Interested parties must provide proof of funds for in-person viewing of property and sign an NDA for release of full property financials. Please contact Ben Kean 401-954-3965 or Ben Gugliemi 401-339-7966 for more information. Detailed pro forma available upon request to qualified buyers.

Mott & Chace Sotheby’s International Realty Launches a Cloud-based Technology Suite for Agents

Mott & Chace Sotheby’s International Realty has announced a launch of a new cloud-based tech suite, “MCSIR Connect”, for its agents. The firm, built with technology in mind, continues to be the region’s most technologically advanced real estate company by offering agents a toolbox for simplifying the buying and selling process, marketing properties to a global audience, and matching each buyer with the perfect home. “MCSIR Connect” is a single sign-on customized and mobile-friendly portal that integrates all of the brokerage’s agent resources into a centralized hub. Within the portal, agents can access a variety of data targeted to their individual business, including company resources, and prevalent software. With the goal of providing agents with simple and easy access to all tools available, the firm has implemented a “best of breed” solution of top-of-the-line products and services in order to remain at the forefront of luxury brokerages.

Mott & Chace Sotheby’s International Realty, an early adopter of the MoxiWorks suite, has enabled agents with a robust platform of real estate technology built on four pillars. In addition to the newly redesigned consumer-facing brokerage website, the firm has introduced its agents to MoxiEngage, a CRM designed to keep clients organized, increase productivity, and strengthen relationships. Agents have access to MoxiPresent, a top-notch CMA tool and presentation builder complete with endless creative opportunities, MoxiImpress, a simple and automated marketing tool geared toward time-saving and business driving, and MoxiWebsites, an easy-to-use website builder for agents to get found, sell homes, and grow business.

The integration of MoxiWorks is the latest installment of cutting-edge technology the firm has rolled out recently. In May 2019, Mott & Chace Sotheby’s International Realty launched a partnership with Buyside, a web-based platform that delivers predictive analytics to homeowners with a complete picture of the demand of any property. In November 2020, the firm introduced an award-winning home platform search, RealScout, allowing clients an improved and comprehensive experience throughout the home buying and selling process. RealScout’s collaborative search platform features technology that puts clients back in the center of the conversation with their agents. In February 2021, the firm rolled out Testimonial Tree, an automated system to help agents capture more testimonials. Most recently, the MCSIR Ad Tracker was launched in May of 2021. This new intranet site allows agents to easily search for listings and see all recent activity done by the in-house marketing department.

“We have a way of uniting extraordinary homes with extraordinary lives,” adds Judy Chace, Broker/Co-Owner of Mott & Chace Sotheby’s International Realty. “We are some of the most talented real estate advisors in southern New England, we know luxury, and we have state-of-the-art technology behind us.”

Coupled with the extensive Sotheby’s International Realty® tech stack available to affiliate brokerages, the firm continues to innovate and use technology to help clients succeed.  As a result, Mott & Chace Sotheby’s International Realty did $766M in sales volume in 2020. *

“It is our mission to provide our clients with the world-class service and property exposure they expect when working with a Sotheby’s International Realty® affiliate,” said Ray Mott, Broker/Co-Owner of Mott & Chace Sotheby’s International Realty. “Our insatiable need to innovate and lead with technology helps us achieve that goal each day.”
