Heidi Farmer Piccerelli, a sales associate with Mott & Chace Sotheby’s International Realty, recently completed the sale of a $2 million home in Warwick. This was the most significant sale in the city since September 2014. She responded this week to questions posed by the Providence Business News.

PBN: The house at 1180 Ives Road was a substantial sale. Tell us a bit about the property?

PICCERELLI: This property is special for many reasons, which made it incredibly rewarding to represent it. Isolated on 4.65 acres overlooking the Potowomut River, the property is recognized by the National Wildlife Federation as a Wildlife Habitat. The property also functions as the perfect family entertaining spot equipped with tennis courts, playground, infinity pool/spa with outdoor kitchen and a five-hole mini-golf course. The house was custom built in 2006, with special attention paid to every detail including a media room with catering kitchen, great room with 21-foot ceilings, incredible master suite/spa and a beautifully renovated carriage house. As a certified master gardener, the owner paid special attention to rare and lush plantings with rain beds and waterfalls creating the most magical, efficient, eco-friendly grounds. I never wanted to leave that house when I was there!

PBN: What made that particular transaction noteworthy for you? Was it particularly challenging to market, or not so?

PICCERELLI: I loved this house the moment I drove down the driveway and connected to it immediately. It had been on the market previously with two other companies, so it was important to think outside of the box in terms of how to make it stand out as a new listing. We were able to bring in new 3-D video technology to give online users a completely unique experience while viewing the house, and with my sellers’ knowledge and teamwork we were able to provide a wealth of information about the house to the consumer before making their first appointment. We ended up in a bidding war and were under contract in 48 days.

PBN: Warwick may not have the same reputation for luxury properties as other communities, is that undeserved?
